PREPARATION

The first step towards building a dream home is the planning. Our planning engineer goes to the proposed site with you to have a look at the sites possibilities. Together you discuss your wants and needs. Once you have a design that suits your requirements, we supply you with the necessary documents for the planning procedure.

Of course we can help you with all the different aspects of the application process (Planning applications, negotiations, finance possibilities, etc.)so we can guarantee that the building procedure of your house is fast and stress free.               

After receiving planning permission, we begin to build your dream home:

 

FOUNDATIONS AND CELLAR

 After taking off the humus layer (top soil), we carry out the extraction for the foundations. The removed soil is stored at the side of the plot, so that later it can be used as back fill and landscaping soil(e.g. patio where applicable). The foundations and the cellar walls are made of concrete. The external side of the wall is finished with thermal insulation and water proofing. The inside wall of the cellar, the cellar ceiling, as well as the steps that take you up to the ground floor are made out of concrete. So that the cellar stays dry we surround the whole cellar with a drainage system enclosed in gravel and a filter mat. After refilling the remaining space between the soil and the wall with the earth that was removed previously, your cellar is complete.

 

GROUND AND FIRST FLOORS

Both the exterior and interior walls of the ground and first floors are made with a timber frame and filled with insulation felt. There is a wooden beam ceiling between the two floors.

A double walled, single flue chimney with the necessary dimensions for your heating system is built from the foundations, to the outside of the roof. It includes all the necessary connections, cleaning openings and doors, and a sheet steel covered chimney stack.

 

 

ROOF

The truss, fulfilling all the structural needs, is placed on the house. All the visible wooden parts of the roof structure are painted. Subsequently, the drains and gutters are mounted, the necessary waste water drainage system put in place, and the other essential metal work. The roof covering is dependant on the gradient of the roof, either roofing tiles or sheet steel. Both of the roof coverings have a very long life span and keep your home dry.

 

EXTERNAL RENDERING

To achieve perfect heat insulation for your dream family home we cover the external walls with upgraded insulation. The insulation thickness of your home will be calculated dependant on the plot's location and the position of the house on the plot. The standard thickness of thermal insulation is 20 cm for the stated price (14 cm mineral wool as well as 6 cm upgraded insulation). The window sills are made of cast marble. The final layer on the outside of the house is the silicate rendering in a colour of your choice. If you wish, the house can also be decorated with classic brick façade, window borders, etc.

  

WINDOWS AND GLASS DOORS

The standard frames that we offer are regular white PVC double glazing frames. Our windows exhibit optimum heat and sound insulation. The windows have a rubber seal and double glazing with a heat transfer coefficient of 1.1 W/m²K. If you want we could also use wood or wood/aluminium window frames or add extras like roll blinds or insect mesh etc. All of these options are, however, at an extra cost.

 

INTERNAL WALLS AND CEILINGS

All of the internal walls and the ceilings of the ground and first floors, including the staircase (underside), are covered with gypsum - fire protection boards with edge protection strips and then finished with a coat of paint. All wall joints are sealed with a durable acrylic.  

  

FLOORS

We use a levelling filling for all of the floors, covered with a layer of heat and sound insulation. After a layer of PE foil and the necessary corner trim strips, our cast plaster floor slabs of the correct thickness are laid.You can choose to use dry floor slabs instead and save on expensive drying and therefor have your finished house sooner.

  

ELECTRICS

A complete consumer unit is installed along with main earthing terminal. All the rooms come equipped with all the necessary plug sockets and other power outlets. The exact placement of these sockets and outlets (approx. 90) is up to you.

  

WATER SYSTEM

Cold and warm water systems is made of aluminium compound piping and installed in the house starting from the water meter all the way to the faucets. A complete system including, the essential shut off, safety, and unidirectional restriction valves and the insulating PVC cover. The waste water pipes, according to the building regulations, are built to 20cm past the outside edge of the house's foundation.

  

HEATING SYSTEM

In the standard offer you receive gas central heating and a digital ambient temperature control with settable temperature parameter. Of course we can offer other heating methods such as solar, oil, wood etc. The heat is dispersed through radiators with thermostat regulators. The design of the heating system depends on the use of the space and the heating requirements. The warm water system has a boiler with a capacity of 200 litres situated in the basement.

  

PAINT WORK

All walls and floors on the ground and first floors are painted with two coats in the colour of your choice.

 

FLOORING

   High quality flooring is laid throughout the house including the appropriate trim. Of course we can lay any flooring of your choice for a small charge. The bathrooms and toilets, as well as the front hall and the utility room where requested, are all tiled. Naturally the corresponding tile trim and corner joints are included. Tiles is laid on the floor and up the walls to a height of two metres in all the bathrooms and toilets.

  

STAIRS

The staircase, from the ground floor to the first floor, includes white risers and hard wooden treads which match the connecting flooring.

The cellar stairs stay in their original concrete state but for a small extra cost they can be tiled.

  

INTERNAL DOORS AND FRAMES

The smooth internal doors along with door frames are finished with white paint or a beech wood effect and are complete with either silver plate or brass handles.

 

BATHROOM AND TOILET APPLIANCES

The bathroom and toilets are supplied with all the necessary appliances (in total two toilets, one bathtub, one sink in the toilet, and outlets for a double sink). You supply the double sink so that it fits with the personal bathroom furniture that you buy. Also a washing machine outlet is installed.

 

THE FINAL CLEAN

All packing and waste materials supplied by us is disposed of and the whole house is handed over to you when it is ready to be occupied after a final sweep clean.
